**Do you buy properties directly, or do you partner with owners?**
We may do either depending on the property and project fit. We can discuss a direct purchase, a structured partnership, or other win-win options based on condition, location, timeline, and redevelopment potential.

**What kinds of properties are you looking for?**
We typically look for underutilized, vacant, or distressed properties (and sometimes land) that could be redeveloped into safe, quality affordable housing. Fit depends on rehab scope, zoning/constraints, neighborhood needs, and overall feasibility.

**How does your evaluation process work, and what do you need from me?**
We start with: property address/location, current condition, your timeline, any known issues (repairs, liens, tenants), and photos if available. Then we outline next steps—often a quick call + preliminary review before any site visit or formal offer.

**Do you work with tenant-occupied properties?**
Potentially, yes—case-by-case. Tenant-occupied situations can involve additional timing, communication, and legal considerations, so we start by understanding the lease status, rent payment history (if relevant), and your preferred timeline. We can discuss options that minimize disruption while staying compliant with local laws.

**What if the property has liens, back taxes, probate/inheritance, or title issues?**
These situations are common, and we can still explore the opportunity depending on the details. The key is to understand what’s on title and what would need to be resolved for a sale or partnership. We’ll generally ask for what you know (no need to have everything perfect up front), then recommend the next best step—often involving a title company and/or qualified attorney.
